Title we offer a broad range of services to assist you and your clients.

Traditional Settlement Services
- Perform Title Search and assist with clearing
title issues found in the search.
- Order and provide title insurance for lenders and
owner
- Order and obtain survey. Review survey for encroachments
and other possible issues.
- Draft preliminary HUD-1. (We actively work
with your lender in order to provide you and your clients a
preliminary HUD-1, as accurate as possible, a week prior to closing.)
- Coordinate with lender for preparation of loan
package and Settlement Statement.
- Coordinate preparation of
Deed of Conveyance with a licensed and well qualified attorney.
- NOTE: The attorney we work with charges only
$75.00 for preparation of the deed. This is one half (or less)
than the average cost of attorneys working with the other large
title companies in the Northern Virginia area.
- Conduct the closing.
- Act as an escrow agent for rent-back security deposits
and other escrowed funds.
- Record Deed of Conveyance and Deed of Trust in
the appropriate courthouse.
- Disburse funds.
- Prepare and deliver title
insurance policies.
Title Insurance
- We are licensed with multiple
insurance underwriters allowing us flexibility.
- We believe that consumers
should be entitled to negotiate their title insurance rates and
we are in a position to do so.
Power of Attorney
Contact your settlement agent as soon
as possible when you determine that a client will be unable to
attend closing and will need a power of attorney.
- SELLER: A power
of attorney for sale of property should be specific to the property
and relatively
recent. The title insurance underwriter must approve of the power
of attorney prior to closing. The attorney we work with can provide
your sellers with a power of attorney which has already been
approved by most of the area title insurance underwriters. The
fee for this
service is $75.00, which you will find is competitive for the
Northern Virginia area.
- BUYER: In addition to being
approved by the title insurance underwriter, the use of a power
of attorney by a purchaser, as well as the form used, must be approved
by the lender. Some lenders do not allow the use of a power of
attorney and some will mandate the use of an in-house form. For
those buyers whose lenders approve the use of a power of attorney
and do not have an in-house form, the attorney we work with can
prepare a generally accepted power of attorney to purchase property.
This power of attorney still has to be approved by the lender,
but it has been thoroughly reviewed and includes all the language
and powers necessary for use in a purchase and loan transaction.
The fee for this service is $75.00, which is competitive for the
Northern Virginia area.

- Lighthouse Title is affiliated
with Independent Trustees, Inc. and a fully operational branch
runs within the Lighthouse Title offices. Using both Lighthouse
Title for settlement services and Independent Trustees, Inc. as
the qualified intermediary
allows you and your client to make only one phone call to find
out the status of both the closing and the 1031 Exchange while
helping to eliminate the confusion that sometimes arises due to
the two separate transactions.
